A fixer-upper Haver near 16th and Bethany

$170,000 may be too much for this place, but its worth a mention.

There is a Haver home NOT listed on the MLS up for sale on the corner of 16th and Rancho just south of Bethany home.

I went and toured it with my agent on Friday, and we were both frankly intimidated by the amount of work it would have needed to bring it into the millennium -- so much so that I would not have enjoyed living in it while renovating. Too many ghosts hanging around from the previous owners, and all their stuff was still lying around this environment of neglect. Combined with the noise pollution and street activity of 16th, it wasn't even a option for us, however it is a great old neighborhood in an even greater school district (Madison).

This would make an interesting investment property for somebody who could renovate it unoccupied, and a great property for DINKs or someone with older schoolage kids who know all about respecting traffic.

The deep redbrown beamed ceiling in the garage is gorgeous and was the first thing of all things that inspired me to whip out my camera. The rest was... how shall I say...

...lived-in. For what looked like decades.

What was completely ironic is that the color scheme is exactly the same as the ModPhx website. :-D

I'd be interested to hear other professional members' opinions of this place, what its realistic potential is and whether $170,000 is too much given the work it needs. I hope the right person finds it and is able to create an impressive and inviting facade into a great neighborhood that deserves another great fixer-upper!

That neighborhood has more than once caught my intrest. I saw the place the other morning going to get coffee on the corner of 16th and Bethany. Gave my realitor the address and I forgot to ask him if he could pull the MLS. My guess is that it also was not on the market.

It does have potential, if someone could really fix it up it could be a nice flagship for the future of that block. Especially since it is so close to a busy street.

We need more folks with an appreciation for these houses in this neighborhood (Mayfair Manor). I've lived here since 2001 and I see some progress happening though not as quickly as in some Haver neighborhoods and some of it is not for the better. It's only a matter of time I suppose.

Am going to tour this weekend and was thinking of purchasing as an investment to renovate and sell. Last I heard, asking price was 175k. A bit steep for being right on the corner of 16th and Rancho, but it's a crazy market afterall.

I'll post again after I check it out.

Do you know the story about the house being renovated

I saw that there is a big green dumpster in front of one of the houses down the street. Do you know what they are planning to do with that house?
