Town and Country Manor 3 bed for sale

Saw another Haver today that was in decent condition. Almost right for us but not quite, ahh well, next time. ;)

These prices are killing me! If you told me five years ago that if I only waited a bit I could get a Town and Country for 115, I would have thought you were from Mars. :-)

Agreed - price is great, just not sure about that area which seems to be a little sketchy. Anybody know folks that live in this neighborhood? I wonder why this 'hood doesn't attract the same kind of excitement and bidding frenzy as some of the others when a home becomes available. I suspect its because other people have the same perception about the surrounding area as I do...or maybe this neighborhood just needs to get a few more Mo-Pho's with vision to help revitalize the neighborhood?

I'm actually in the market to buy, but not sure this price is enough to distract from the questionable location. Am I misinformed about this area, anyone want to weigh in? Maybe I'll do a drive-by tomorrow during my lunch break and take a look...can't hurt!

I got the impression that there were quite a few empty homes in the area and the street looked a little ragged. A little north and east it looks like there is some neighborhood revitalization going on that will hopefully make it over here. I would say that the area is run down, but livable. I didnt see any thugs outside selling spare organs out of coolers, but I also didnt see any kids playing in the streets or people in general.

I was wondering the exact same thing myself. I drove through there the other day and it was quite yet still a bit on the sketchy. However it's hard to beat prices like that. That's a nice place, belonged to Mr. Reyes for a while, he kept it clean. Didn't do much on the yard. Palm gets a little more traffic than the inner streets. Speed-bumps keep most drivers civil. Since we've been here we've really enjoyed living in the area. Love it? Okay, yeah, I can say that. It's central to every place we want to frequent, all a short walk, bike, bus, light rail or drive. Yup, I've walked and biked the streets here for nearly decade and not a single incident, other than the time I fell off the bike while dashing over to the convenience store at 5AM for some milk, shoulder hurt for months. I bike-n-lightrail often, I bike to school 4 times a week. Yeah, the flavor of the neighborhood is more urban, that's what it is. If you think that equates to crime, that's perception, our reality has not been such. How has the neighborhood changed over time? Not a whole lot in last three years within the Haver nest, with a bit of activity in surrounding major streets in the form of new businesses and a few clean-ups. An older mobile home park demolished, that sort of stuff. Frankly, I think all the Havers would be sold if Banks weren't holding up the process. Real estate agents aren't keeping those for-sale homes clean. I'll be taking a hoe and rake to the place across the street this weekend before the weeds seed, want to join me? Free beer.

That's actually some really great info Hector. It's hard to know a neighborhood without spending a decent amount of time there. I'm currently living near Central and Roosevelt and have no problem with the urban feel. I'd likely be up for hearing more and lending a hand this weekend, I'm working 12-4 tomorrow but outside of that I'd be game.

Thanks Dan! I'm trying to be realistic with my explanation of the area. If you're coming from near downtown, our area will be no more urban than that.

Our casual bike ride distance extends north to Indian School, south to Gateway College and the light rail stations along Washington. Nothing other than airport south of that. At the point of catching the light rail we are downtown and up Central within minutes, or tempe. If you drive, 202 is a couple minutes south. Again downtown, or 51 North, or loop around to Scottsdale-Tempe off the 101 all quickly. Two sweet little shortcuts, the 143 and 153 just southeast of us.

Don't worry about the clean-up across the street. Any time pop over for a visit, just give us heads-up 602-373-0308. We'll go poke around the empty Havers. I used to worry about keeping the place neat for visitors, but since the toddler I've given up on that. Have a great weekend!

Well, looks like the two Havers along Almeria are taken. One has someone living in it, and the second has a big trash bin in front and For Sale sign is gone. So, never mind about poking around those empty Havers.

Thanks for the replies Hector. It's a promising sign I suppose that the houses were snatched up, let's hope by Haver fans. I cruised by the Palm house the other day, looks pretty decent...

We(my GF and I) currently have an offer on the Haver on 4137 E. Granada. We put our initial offer in April 2011...(10 months and counting). We're still in the process of getting the short-sale finalized, but at this rate we're not sure when it will happen(2015?). I sure hope our patience pays off at the end.

Hi All,

Your friendly Rancho Ventura realtor here. I believe Hector is accurate about his description of the area. We both moved into the 'hood about the same time
(we are next door neighbors).

Our location can't be beat in terms of convenience. Close to downtown, Tempe, Scottsdale, airport, light rail. It's quiet for the most part, no kids playing because
we don't have many kids in the area. We were having quite an influx of Haver lovers a couple of years ago with 2-3 Haver fans remodeling for the better. But of course we got hit with foreclosures like every Phoenix neighborhood and these homes have sold cheap! The 2 on Almeria went for $100K and around $95K. I think one
was bought by an owner occupant but the one with the bin in front is an investor. Too bad - looks like they are tearing out all the original stuff.

Anyway, i can see how the 'hood looks sketchy to an outsider. We have our issues with a couple of apt. complexes on 40th St. but nothing major. The trailer park looks so-so (we've been trying to get a visual barrier up) but they don't cause any trouble. If there's anything else anyone wants to know, just ask! We've lost some good people so need new blood to move in...

And Hector, thanks for cleaning up the weeds across the street!
