Northwood Homes Haver for Sale $159,000

The sign just went up for this Haver right next door to us (corner of 12th st/Northview). We would love to get some neighbors in that have a good vision for this place, it will need some work but this house seems unique to the other Haver's on Northview. The pictures don't show, but on the north side of the home it has TWO floor to ceiling windows similar to ours and other models, but most homes only have one and it's accessible through the kitchen. The faux front facade could easily be torn back. What I had envisioned is doing someone doing a privacy decorative block wall along 12th st. where the driveway is and opening things up on the Northview side (right where the two floor to ceiling windows are).

The house sits further back on the corner of the lot so it's not crowding 12th st. as much.

The listing states that this was the first home built but other homes were built in 1953 (this was built in 1955) so I don't know how accurate that is but the house definitely has some breaks from the design/features of the other Princess homes.

I noticed this one for sale the other day when I was driving past! The pictures of the home from the 50s on the listing are amazing compared to what it looks like now. It'd be nice if someone got ahold of it and took it back to its roots for sure, it would also be a great way to assert Northwood's presence on 12th.

The historical photos from the 50s are amazing, it really shows you what Ralph had in mind when he was building these. The fenestrated stub-wall has a different staggered pattern instead of the regular pattern used throughout the subdivision. These photos are really important and I'm requesting hi-res from the realtor if available.

Hi I am the agent, and the photos from construction period were given to me by the owner's daughter and I don't believe the negatives are available for high res..the photos are almost 60 years old, and I was thrilled to get them...I had them scanned with a good scanner with the highest resolution just to get them viewable...I do have some others that I will post on here that may have people in them, and vehicles, which is cool, but ARMLS does not allow having people in the photos, so I couldn't post them on the listing there...the owner's daughter has just retired from her job as a librarian, and has found source material regarding Haver that I can post to anyone interested...there are hundreds of photos available from her personal collection...the owner did extend the house on the north side to add to the square footage, and also added an office to the south, so the footprint is lengthened from the original footprint. The owners would love to see someone purchase it who has appreciation of the Haver history...I will tell a funny story that the owner used to tell me all the time before he passed away...he used to say that if he ever saw Ralph Haver he would strangle him because the kitchen cabinet shelves were so short that he couldn't put a ketchup bottle or a cereal box in there...lol...the owner was a wonderful person who in his nineties was full of colorful stories about moving to Northview when 12th St ended at the canal...to go further north, you had to go over to Central...you can see from the photos that it was definitely country back then...it still has a great feel in the neighborhood...Thanks for your interest, Julia Foley, Independence Realty Professionals 602 499 6802

Here are enlargements of the historical photos of Northview neighborhood. I particularly like the staggered window blocks and the redwood fencing. You can see that on the north side the redwood encloses a back yard patio area. This area has since been enclosed to create a larger dining room. Exensibility was part of the program of Haver homes. Note how in the early photos, the home ends at the stub wall. However the homeowner may have requested mid-build to extend the home north to enclose half the space beneath that eave. ? ? ? Will find out more for you.

Good luck with this home, whomever buys it is so lucky to have the photos as reference! There is an intact aqua tile shower that appears to be 100% original. I won't lie, this place will need some work to strip it back to the original i that's what you're after. But the asking price is awesome and now you've got the x-ray vision of historical photos!

This went pending today.....I am scared to ask but, did anyone on here make an offer or might know who did? I am hoping it is someone with plans to do something.....anything!

It sold on 9/8/11 for $131,500 cash. The new owner is LEAD PROPERTIES V LLC.

To get my Magnum P.I. on... Their tax mailing address is out of Denver, CO. When traced through the ACC it comes back to a dude out of Colorado. The domestic address matches up to Essence Homes which has a contact address on their website that matches the foreign address listed with the ACC. More info here http://essencehomes.com/index.php.

Good PI work there............we heard from a neighbor this week that an investor had bought it with plans to "flip" it and resell. They have already taken a dumpster full of debris out this week and are working on number 2.

Unfortunately my conclusions are this isn't going to turn out as I had hoped, at best it will be "cleaned" up and maybe easier to look at. The downside is that anyone moving in after this "flip" isn't going to do anymore extensive work more then likely.

Well, as expected this house was flipped and it ain't pretty. Ironically the investor selling it is still trying to stick to the Haver roots and goes as far as stating in one pic "Retains original charm" - I got a good laugh out of that. He also threw in some of the pics the original house which I believe Pixel had scanned?

At this point we are just hoping for some decent new neighbors, I don't think anyone is going to do anything drastic with the house at this point.

Wait, they're selling it already?!

Weren't there a bunch of guys working on the garage only two days ago?!!

Kdake - you are correct, they haven't really finished it yet. We live at the house directly west of it and have been watching their "work" the past 1-2 months.

Some of the pictures of the front of the house appear to be older, but I don't think the "new" garage door is still even finished yet. Apparently they are in a real hurry to get it listed and sell it.....sigh.

Ugh such a bummer, I live down on Rose and 14th so I've been watching it too, I got excited when they started to clean out brush and have big dumpsters in front but ALAS.

I think I know which house is yours if you say you live to the west of it, you did a real nice job with yours!

The house is no longer on the MLS (at least not the free ones). The Essence Homes website has it listed under sold properties. http://essencehomes.com/homessold.php?pn=4&state=AZ.

Anyone have more information?

No clue now, someone is living there but we thought it might be renters because the listing never closed and public records don't show any transfer of ownership so interesting it is being listed as "sold".

Whoever is living there appears to be doing some work though from what I can tell so I am not sure what is going on.
