So I have an update on the Haver on 4137 E Granada Road.

My SO and I were under contract to purchase this property via shortsale since April of last year. We've waited patiently to get this place, we have had power running to this place since January, got it appraised, paid for an FHA consult, paid for a termite treatment etc. well...yesterday we got the news that a lien(3rd in line) on the title will not be lifted by the FDIC and the sellers have given up on trying to fight it. So as it stands i've lost 13+ months of my time, money in trying to get this place. It sucks to come out of it without even having a fair shot at purchasing it.

As it stands right now, this place is going to go into foreclosure and will be sold at auction. I do know a lot about the type of work that this place is going to need so if you guys have any questions please feel free to ask. If you guys know of any places Haver that are coming up for sale in the Phoenix Town and Country area please let me know. I'd love to live in this neighborhood.

Hector, that is excellent information, and great value to anyone wanting to know the real scoop on the neighborhood. I always tell clients to talk to neighbors, they know the real scoop, and good or bad, usually share what they know. This neighborhood will likely improve, and dumpsters are usually a good sign of coming improvements. Keep in mind that if you are the first, second, or third homeowner on a street to conduct a major remodel, you were probably able to buy at a great price. If you wait until a neighborhood is already fairly consistent, like Paradise Gardens, you probably pay a premium for that reduced risk factor about what direction things are going.

Wow Jalisciense, I feel for you. That totally blows. We've been under contract for a property on Palm since February, also a short sale. We almost lost it to foreclosure auction too, but got it postponed at the last minute. So...still waiting to hear back from the banks. I love this little house, and really hope we aren't met with the same fate. The neighbors in this community seem to be pretty vocal on the boards, so I'm sure they will alert you of any properties that might become available in the future. The tricky thing with the market these days is competing with all-cash investors, especially at the prices in this Haver-hood. Best of luck to you, let us know where you end up!
